Development Projects - Acquisitions and Conversions - Wize Management as Principal

Commercial to Residential Conversion Watford, Herts 2024

Mixed-use conversion of a 2,500 sq ft vacant commercial unit using a phased planning strategy combining Class G and Class MA Permitted Development Rights. The scheme was structured to deliver a retained commercial unit, a 2-bedroom flat, a 1-bedroom flat, and a 4-bedroom HMO. Acquired via a delayed completion and bridging to planning strategy. GDV 1.1m

Multiple Flat Conversions into Apartments and Refurbishments, Greater West London

Multiple conversions of houses/maisonettes to flats and refurbishments. Including maisonette above commercial premises acquired at auction with an existing planning consent for conversion into two flats. Delivery required careful logistics management, rear service yard access only, constrained working conditions, neighbouring occupiers to coordinate. Flat acquired at auction on a 14-day completion using bridging finance. Planning, construction, and exit managed directly.

Detached House Refurbishment Gerrards Cross, Bucks

Full refurbishment of a 4-bedroom detached house in one of Buckinghamshire's most sought-after commuter villages. 

St Helen's Tower (One London), City of London

Complex deconstruction of the 118-metre St Helen's Tower, the tallest building to be deconstructed in the City of London. The scheme involves full reversal of the building's original top-hung suspended floor load path before top-down demolition can begin. The cleared site will become 1 Undershaft at 309 metres, the joint-tallest building in the UK on completion. Construction Value £30m

Borough Yards, SE1 | 2018–21, MIPIM Award for Best Urban Regeneration Project in Europe 2022

Circa 200,000 sq ft mixed-use regeneration of live Victorian railway arches adjacent to Borough Market. Complex engineering into active Network Rail infrastructure, retained historic facades, new-build elements, and full programme delivery throughout the COVID-19 pandemic. Construction Value £100m
